Renovation in Jumeirah Bay Island

Jumeirah Bay Island is a Meraas-developed island off Jumeirah Beach Road, reached by a single bridge and built around the Bulgari Resort, Residences and Marina. Its homes are almost all beachfront villas and mansions on individually designed plots, alongside the low-rise Bulgari Residences and Marina Lofts.

Because most of these homes were architect-designed rather than built to a repeating developer type, renovation here is rarely about age.

It is about specification: replacing a standard fit-out with materials that match the address, correcting details that were value-engineered during the original build, and rebuilding the wet areas, joinery and lighting to a level the rest of the house already implies.

That is the work Halo delivers on the island — specialist stone fabrication, bespoke joinery from our own factory, mirror works, sanitaryware, waterproofing, architectural lighting and full MEP coordination, run as one scope under a single project manager.

Homes on Jumeirah Bay Island fall into a small number of very different categories, and each one changes how a renovation is surveyed, approved and sequenced.

Beachfront Villa Plots

Individually designed homes on the island’s outer edge, where every renovation starts from the original architect’s drawings rather than a standard type layout

Island Mansions

The largest private houses on the island, usually renovated room by room to a hotel-grade specification

Bulgari Residences

Low-rise apartments and penthouses where owners upgrade the delivered fit-out — kitchens, bathrooms and joinery — inside a managed building

Bulgari Marina Lofts

Duplex loft apartments over the marina, where the double-height volume drives the joinery and lighting design

The portfolio above shows completed Halo renovation work. Client names and addresses are never published without written permission, so these photos show the standard of work Jumeirah Bay Island owners commission rather than labelled local addresses.

Why Jumeirah Bay Island Owners Choose Halo

Stone and joinery made in-house

Vanities, cabinetry and stone surfaces at this level fail on the detail — vein alignment, shadow gaps, edge fabrication. We make them ourselves, so those decisions are ours to get right rather than a supplier’s to explain away.

Detailed to the millimetre

Integrated basins, mirror edges, upstands and recessed plinths only read as one composition when they line up. Our surveys and shop drawings are done to the tolerance the finish needs, before anything is cut.

One team from design to handover

Design, approvals, construction, joinery and MEP under one project manager — no gaps between a designer, a contractor and three subcontractors on an island with one bridge in.

Approvals in Jumeirah Bay Island

Renovations on Jumeirah Bay Island are approved twice: first by the island’s community management against the modification guidelines, then by Dubai Municipality for the building permit, with DEWA involvement where electrical loads change.

Access, deliveries and working hours are controlled at community level, so the logistics plan is submitted alongside the drawings.

Halo prepares and runs all of it as part of the project scope.

Community & Authority Approvals

NOCs, permits and DEWA coordination are prepared and submitted by our in-house approvals team before work begins.

Renovation & Quality Checks

One project manager sequences trades, materials and our own joinery factory, with staged quality inspections at every milestone.

Snagging & Handover

Defects are found and closed by us, the property is cleaned and documented, and you walk through the finished work before sign-off.

Jumeirah Bay Island Renovation FAQs

The questions Jumeirah Bay Island owners ask before starting a renovation.

There is no useful average here — the homes are individually designed and the specification range is enormous, so a published figure would mislead more than it helps. What we can commit to is the method: a free site visit, a measured survey, then an itemised, line-by-line proposal against a defined scope with a dated programme and milestone payments. You compare real numbers, not a lump sum.

Yes. Structural changes, wet-area works, external modifications and anything touching the building envelope need the community management NOC first, then a Dubai Municipality permit. Apartment works inside the Bulgari buildings additionally need building management approval. Halo prepares the drawings and runs every submission in-house.

A full master bathroom rebuilt with integrated stone, bespoke joinery and new waterproofing typically runs 6–10 weeks on site once approvals are in place. Stone fabrication and joinery are made in parallel in our own factory rather than after the strip-out, which is where most of the time is saved. Approvals usually add 2–6 weeks before site start.

Yes — it is work we do ourselves. The vanity on this island project was cut from a single heavily figured slab with the basins, upstands and deep front fascia carried through as one continuous piece. It depends on slab selection, vein positioning and edge fabrication being planned together before cutting, which is why we do not subcontract it.

For single-zone work — one bathroom, a dressing room, a kitchen — yes, phased and sealed off so the rest of the house stays in use. For full interior renovations with structural or MEP works we generally recommend vacating: it is faster, cheaper and quieter, and on an island with controlled access it also keeps deliveries out of your way.
