Emirates Hills has no standard villa types. Every mansion here was custom-built for its owner, many of them fifteen to twenty years ago.
So every renovation here is bespoke. Each project starts by understanding a one-off structure, one-off wiring and plumbing, and an owner whose expectations sit at the top of the Dubai market.
The work is usually a full transformation: turning formal layouts into modern family living, rebuilding kitchens around professional equipment, building lighting, AV and automation in properly rather than bolting them on afterwards, and bringing the golf-facing gardens up to the standard of the interiors.

A substantial single job — a full kitchen and living reconfiguration, or complete outdoor works — usually starts in the high hundreds of thousands of dirhams. Full mansion transformations run into the millions. We price from a detailed survey, itemised line by line, so you see exactly what each line buys.
Our site teams are vetted and stay the same throughout. Access is controlled and logged, photography is restricted, and we never publish client names, addresses or recognisable interiors without written permission. Everything goes through one senior project manager.
In a large mansion, often yes — wings and floors can be phased, sealed off and serviced separately. Full structural transformations are faster with the house empty, but we decide the phasing with you at the survey. We do not impose it.
Yes, and a renovation is the right moment for it. Cabling, conduit, lighting circuits and AV wiring all go in while the walls and ceilings are open. We design the automation alongside the interior design, then test it and show you the working system at handover.
We do, as part of the job: the community NOC, the Dubai Municipality permits, the DEWA coordination and any pool approvals. Because the villas are custom-built, we draw the house as it actually stands first, so the submissions match the real structure.
