Executive Towers
The Bay’s first residences. Full renovations are now standard.

We renovate apartments across Business Bay towers — full unit renewals, kitchen and bathroom upgrades, and fast investor packages between tenancies. One team handles the building NOCs and the tower logistics.
Business Bay has the highest apartment turnover in Dubai. Owners upgrade canal-view units to live in, and investors compete for tenants in a market where the finish decides both the rent and how long a unit sits empty.
The first generation of towers, Executive Towers among them, is now old enough that the original kitchens, bathrooms and flooring are the difference between a unit that lets in days and one that sits for months.
We do both: full renovations to live-in standard, and tight investor packages that finish between tenancies.
Every tower in the Bay has its own NOC process, lift rules and working hours. We manage those building by building, so the schedule you approve is the schedule that happens.

View units, upgraded to a standard you would want to live in.
Premium units, refined with new joinery and better finishes.
Between-tenancy packages that raise rent and cut empty months.
Four scopes cover most Bay jobs. Speed matters in all of them.
A complete unit renewal — kitchen, bathrooms, flooring, ceilings and joinery — in 6–10 weeks, worked around the tower’s rules.
Between-tenancy upgrades priced against payback: hard-wearing flooring, refreshed kitchens and bathrooms, repainting. Done in 3–5 weeks.
The single change that makes the most difference in older towers: new kitchens, sanitaryware, tiling and storage.
Wardrobes, media walls and space-saving storage, made in our own factory and sized for apartments.
We price investor work against the rent it will add and the empty months it will save. We are as quick to tell you what not to spend on as what to upgrade.
Between-tenancy windows are unforgiving. We stage the materials, clear the NOC in advance and sequence the trades so the handover date holds.
NOC forms, deposits, lift bookings and working hours all differ across the Bay. We manage them building by building.
Work in Business Bay is approved by each tower’s building management or owners association: an NOC with drawings, contractor documents, insurance and deposits. Dubai Municipality permits are added for structural, wiring or plumbing changes.
For investor jobs we clear the NOC while the outgoing tenant is still there, so work starts the day the unit empties.
We visit your apartment in Business Bay, walk the property with you and understand the brief, the budget and the timeline.
We measure the property and record the structure, wiring, plumbing and any past changes, so the design fits it as it really is.
You get layouts, finishes and joinery, plus a line-by-line quote you can compare and question. No lump-sum guesses.
Our in-house team prepares and files the NOCs, the Dubai Municipality permit and any DEWA paperwork before work starts.
One project manager runs the trades, the materials and our joinery factory, with quality checks at every milestone.
We find and fix the defects ourselves, clean the property, and walk you through the finished work before you sign off.

The questions Business Bay owners ask before starting a renovation.
As a rough guide: an investor refresh runs AED 50,000–120,000, depending on unit size and scope. A full renovation of a one or two-bed falls between AED 120,000 and AED 260,000. Premium and larger units cost more. We quote from a site visit, itemised line by line — and for investors, with a view on how fast it pays back.
A refresh — flooring, paint, kitchen and bathroom upgrades — takes 3–5 weeks on site. The trick is clearing the building NOC before the unit empties, which we arrange, so no days are lost to paperwork.
Kitchens and bathrooms first, then flooring and lighting. Tenants in the Bay compare dozens of similar units. A fresh kitchen and bathroom and modern flooring move a unit up the shortlist and justify the asking rent. We scope investor packages around exactly that comparison.
Every tower requires an NOC and enforces working hours, lift bookings and protection rules. Some do not allow you to move kitchens or bathrooms at all. We check your building’s rules before we scope, so the design we propose is one your tower will approve.
Yes, in phases — bathrooms and kitchen first, living spaces after, and noisy work only within permitted hours. For a full renovation most owners stay elsewhere for 6–8 weeks. For lighter work, staying put is routine.
