The Meadows is the same age as The Springs — early-2000s Emaar — but its detached villas allow a bigger renovation.
Owners here are usually long-term residents updating the whole family home: new layouts, new kitchens and bathrooms, complete rewiring and replumbing, and outdoor areas rebuilt around the lakes and mature planting.
Twenty years on, the original systems quietly drive most projects. The air-conditioning, wiring and drainage from the first build are worn out, and a renovation that ignores them just stores up cost.
We survey the whole villa, replace what needs replacing while the walls are open, and build the visible transformation on top of systems that will last another twenty years.

The questions The Meadows owners ask before starting a renovation.
As a rough guide: a full interior update of a Type 7–9 villa runs AED 350,000–700,000. Larger types with extensions, new wiring and plumbing, and outdoor work usually pass AED 800,000. The villa’s current condition — especially the original wiring and pipes — is the biggest variable, which is why we survey before we price.
In most Meadows villas, yes. The original systems are around twenty years old, worn out and expensive to run. Replacing the AC — and checking the wiring and drainage — while the ceilings and walls are open costs a fraction of doing it later. It is the difference between a renovation that lasts and one that keeps breaking.
Yes. Open-plan ground floors, bigger kitchens, added studies and reworked master suites are standard Meadows work. Structural changes are engineered, filed through the community NOC and permitted by DM — all managed by our team.
Usually 12–18 weeks on site for a full update, plus 3–6 weeks of approvals first. Extensions and pool work add to that. You get a dated schedule with your quote, and you pay by milestone as inspected work is completed.
