About This Project

A minimalist luxury kitchen transformation completed for a contemporary apartment on Sheikh Zayed Road, Dubai, combining clean architectural lines, bespoke cabinetry and understated material finishes.

The kitchen features full-height custom joinery designed to maximise storage while maintaining a seamless, uncluttered appearance. Handleless cabinetry, slim contrasting profiles and integrated storage create a refined contemporary aesthetic, complemented by a substantial light-toned stone island that provides both preparation space and a central architectural feature.

A dedicated recessed preparation and display area incorporates fluted detailing, open shelving, concealed storage and a coordinated stone backsplash. The tall glazing introduces abundant natural light, enhancing the neutral palette and sense of space throughout the kitchen.

Your building’s own fit-out NOC first — every tower here sets its own rules, hours and deposit, because there is no master developer above them. A Dubai Municipality permit follows where the scope touches structure, waterproofing or the envelope, plus DEWA where loads change. We obtain the building manual and prepare all of it.

It depends on the building and on which walls are structural. Non-structural partitions are usually possible with the building’s approval; anything structural needs a designed scheme and a Dubai Municipality permit. We establish what is load-bearing at survey before any design is drawn.

Usually yes, provided it is a proper renovation rather than a resurface. On stock that age the value is in renewing the waterproofing, concealed plumbing and distribution while the walls are open. We survey those during strip-out and price the renewal openly rather than as a later variation.

A kitchen or bathroom is typically 5–8 weeks on site. A full apartment renovation in an older tower runs 10–16 weeks. Building approval adds two to five weeks beforehand, and varies more here than anywhere else because each tower runs its own process.

By working to the building’s permitted hours, booking lift slots, protecting and clearing common areas daily, and keeping cutting and assembly in our own factory. We also batch deliveries so the building sees a few planned movements rather than continuous traffic.

We read your building’s rules first

There is no shared authority along Sheikh Zayed Road — every tower has its own fit-out manual, hours, deposit and restrictions. We obtain and work to yours before the design is fixed, rather than assuming what was approved in the tower next door.

Wet areas rebuilt, not resurfaced

In older SZR towers the bathroom failure is behind the tile and the consequence is the apartment below. We strip back, renew the waterproofing and the concealed plumbing, and document it — which is also what the building will want to see.

One mobilisation, not several

Every entry into a managed tower costs approval time, lift bookings and protection. Taking flooring, joinery, wet areas and finishes as a single programme is materially cheaper here than phasing them.
