Travertine and onyx are carried from wall to floor, the display joinery is bronze-framed glass lit from behind, and the staircase is solid timber with every riser lit. The same island, a completely different brief: a finished, furnished family home rather than a bare fit-out. Backlit display niches frame the dining room, a marble media wall anchors the lounge, and the gym looks straight out at the water. Every fitted element — joinery, wall panelling, stone — is ours; the furniture and art are the client’s.

Renovation in Palm Jumeirah

Renovating on Palm Jumeirah is different from the mainland. The island is regulated by Trakhees, not Dubai Municipality. The original Garden Homes and Signature Villas are now over fifteen years old. And the sea air punishes any renovation that treats waterproofing, ventilation and outside finishes as an afterthought.

Owners here rarely want a light refresh. The jobs we see are full transformations: reworking the original Nakheel layouts for open-plan living, rebuilding kitchens and bathrooms to a luxury standard, renewing the wiring, plumbing and cooling for year-round comfort, and rebuilding pools and beachfront terraces.

Trakhees — the regulator within Ports, Customs & Free Zone Corporation — approves construction on the Palm, alongside Nakheel or building-management NOCs depending on the property. It is a different route from Dubai Municipality, with its own drawing formats and inspections. We manage the whole submission as part of the job.

Palm Jumeirah renovations are luxury projects. As a rough guide, a substantial Garden Homes interior renovation starts around AED 800,000, and a full Signature Villa transformation with structural work, pools and terraces runs into several million dirhams. The scope, the specification and the condition of the original structure drive the number, so we price from a detailed site survey — never from the villa type alone.

The island is reclaimed land on the beachfront. Salt air, high humidity and direct sea exposure wear out standard roofing, terrace and façade systems years earlier than inland. Any renovation that opens up the building — extensions, terraces, pools — should redo the waterproofing at the same time. Our Shield programme uses marine-grade systems that come with warranties.

Yes. Trunk apartment renovations are regular work for us — kitchens, bathrooms, flooring and full joinery packages, worked around building-management NOCs, service-lift bookings and permitted hours. Most Shoreline projects finish within 6–10 weeks on site.

Usually, yes. New wall openings, bigger kitchens and reworked first floors are all possible with the right engineering and Trakhees approval. We survey the original structure first, design the change around it, and file stamped engineering drawings — so the design that gets approved is the one that gets built.
