Emaar Beachfront is the residential strip inside Dubai Harbour, between the Marina and Palm Jumeirah — Beach Vista, Sunrise Bay, Marina Vista, Grand Bleu and the towers alongside them. Handovers began in 2021, so this is some of the newest occupied apartment stock in the city.
Its defining constraint is where it sits. The development is inside a working marine and cruise precinct, so contractor access runs through Dubai Harbour’s own controlled entry as well as the building’s fit-out rules — two layers of access approval before a van reaches a loading bay.
Add booked service lifts in towers of this height and the delivery plan stops being an afterthought and becomes the spine of the programme.
Because the apartments are new, nothing here needs renewing and the briefs are about specification.
Owners replace the handover kitchen with marble or large-format porcelain and bespoke cabinetry, add illuminated display joinery and storage the layout did not provide, and rebuild the lighting around sea views that dominate the living space at every hour.
The sea light is a real design input: what a finish does at midday facing the water is not what it does in a showroom.

Cabinetry and display units are built in our own workshop during the NOC period and installed complete. Shorter site time in a managed tower is worth more than it is anywhere else.
Emaar Beachfront sits inside the Dubai Harbour precinct, so contractor access requires both precinct entry approval and a building fit-out NOC from the owners association, the latter covering the scope, contractor, insurance and a refundable deposit alongside working hours and booked service lift slots.
Dubai Municipality approval is required where the work touches structure, wet-area waterproofing or the building envelope, with DEWA where electrical loads change.

The questions Emaar Beachfront owners ask before starting a renovation.
A building fit-out NOC from the owners association covering scope, contractor, insurance and deposit, plus contractor access approval through the Dubai Harbour precinct. Dubai Municipality approval is additionally required where the scope touches structure, waterproofing or the envelope, and DEWA where loads change. We handle all of it.
Within limits. Replacing cabinetry and surfaces in the existing positions is straightforward; moving the sink, extract or appliance services depends on what the building allows and where the risers are. We establish that at survey so the design is drawn against what is actually possible.
A kitchen replacement is typically 4–7 weeks on site and a full apartment fit-out 8–14 weeks, depending on the joinery content. Allow two to four weeks beforehand for the NOC and precinct access, during which we are already fabricating.
Not if the scope stays clear of structure, waterproofing and building services. Where it would touch any of those we survey against the handover documentation first and record in the proposal what is safe to change, so the decision is made before work starts rather than argued afterwards.
Yes. We work to the building’s permitted hours, protect and clear common areas daily, and keep the noisiest work — cutting and assembling joinery — in our own factory. Delivery batching to booked lift slots also means fewer, shorter disruptions rather than continuous ones.
