Kitchen MEP, Extraction & Drainage

This is the part of a restaurant project that most often causes delay, so it is engineered rather than assumed. Halo coordinates extraction canopies, ductwork and make-up air, fresh-air, cooling and pressure balance across front and back of house, gas, water and power loads matched to the equipment schedule, grease trap installation, floor gullies and drainage falls, tanking and waterproofing to wet areas, and fire suppression and life-safety interfaces. What actually changes from one F&B format to another

Two units of the same size on the same floor can carry very different fit-out scopes. These are the five things that usually explain the gap — and the reason a restaurant fit-out quote is only comparable once the format is on the table.

Extraction load and make-up air

A charcoal grill, a wok range and an espresso machine impose completely different canopy, duct velocity, filtration and make-up air demands. The available riser or duct route — and whether the building will allow a new one — often decides where the kitchen can physically go.

Grease management and drainage

Grease interceptor size and position, floor gullies, drainage falls, tanking and waterproofing scale with the cooking method, not the floor area. A dessert counter and a full grill kitchen of identical size sit at opposite ends of this range.

Cold chain and storage

Cold rooms, freezer rooms, blast chillers, display refrigeration and dry stores take floor area, power and heat rejection out of the plan. Delivery-led and production formats carry far more of it than a dining room of the same size.

Seating density, circulation and acoustics

Covers per square metre, table spacing, banquette depth and service circulation change with the format — and so does the acoustic treatment. A room that photographs well but cannot hold a conversation at full covers has been finished, not designed.

Licensing class and approval route

A cafe, a licensed bar, a shisha terrace and a production kitchen are treated differently by the landlord and the authorities. What to Check Before Hiring a Restaurant Fit-Out Company in Dubai

There are a lot of restaurant fit out companies in Dubai and the quotes rarely compare like for like. These are the seven questions worth asking every one of them — including us.

Have you delivered my format, not just restaurants generally?

A patisserie, a shisha terrace, a charcoal grill and a ghost kitchen are different technical projects. A contractor whose portfolio is all one format is learning yours on your programme.

Who engineers the extraction, make-up air and grease drainage?

This is the single most common cause of delay and of failed inspections on a Dubai F&B project. If it is subcontracted out and coordinated by nobody, it surfaces after the ceiling is closed.

Who prepares the kitchen, MEP and fire-safety drawings for submission?

Is the kitchen equipment package inside this price or outside it?

Two quotes are only comparable once you know which one includes the equipment. It is often the largest single line, and moving it in or out changes the headline figure dramatically.

Inclusions and exclusions are stated in the proposal. Where the equipment is supplied by others, we coordinate with your supplier and sequence delivery against the site programme rather than presenting their scope as ours.

Are the bar, banquettes and counters made in-house or bought in?

Outsourced joinery is where finish consistency and lead times usually slip — and on an F&B venue the bar and the fixed seating are both on the critical path and the most visible thing in the room.

Can you work the hours this building actually permits?

Malls and hotels restrict noisy work, deliveries and hot works to specific windows. A programme built on daytime access you will not get is a programme that slips before it starts.

What actually happens between practical completion and trial service?

Format matters as much as size: a cloud kitchen, a coffee shop, a quick service restaurant, a casual dining room and a fine dining venue of the same floor area sit at very different points of the range, because the extraction load, grease and drainage scope, cold chain and finish specification are not comparable. Halo does not publish a per-square-foot or per-cover figure, because those numbers change once the unit is assessed — you receive an itemised proposal against a defined scope instead.

Halo produces the bar and back-bar joinery in-house and coordinates the ventilation, acoustics and approval route for the class your venue falls into — the licence itself stays with you.

Licensing and fit-out are separate tracks, and the sequence depends on your jurisdiction, your premises and your landlord. Most operators need the tenancy and the relevant licensing route in progress before a fit-out NOC is issued, so it is worth confirming yours early. Halo can start design and technical coordination while your licensing runs, but we do not apply for trade or food licences on your behalf.

Compact units are planned differently rather than treated as a scaled-down large venue: covers are maximised without crowding service, the kitchen is laid out around a shorter line and a compact wash-up, and open or semi-open kitchens are used where extraction allows.
