Jumeirah 1 is the oldest part of the Jumeirah villa belt — the grid of streets between Jumeirah Beach Road and Al Wasl Road, closest to the city.
Plots here are tighter than in Umm Suqeim, houses sit closer to their boundaries, and much of the stock is standing original rather than rebuilt.
That combination pushes almost every brief indoors.
There is rarely enough clear plot for a substantial extension, so the work is about making the existing footprint behave differently: the closed service kitchen opened into the family space, a wall taken out between reception rooms, glazing enlarged onto the garden so the ground floor stops feeling like a set of separate boxes.
When owners here talk about more space, they usually mean better daylight and fewer walls, not more square metres.
Like the rest of the Jumeirah belt there is no master developer and no community NOC — Dubai Municipality permits the work directly against the plot’s zoning, and the appearance rules along Beach Road are applied carefully.
The tight plots add a practical constraint that catches contractors out: access, deliveries and skip placement have to be planned street by street, because there is no compound gate or contractor yard to work from.

The original closed kitchen opened into the dining and family space, with structural support designed and permitted, bespoke cabinetry, stone surfaces and a lighting scheme drawn for the new room rather than the old one.

We establish which walls are structural at survey, design the support, and take the opening through the permit as part of the scope.

Sometimes, but the plots are tight and setbacks and plot coverage usually leave little room. In most cases the better result comes from reworking the existing footprint — removing walls and enlarging glazing — and we will tell you at survey which of the two your plot actually supports.
A kitchen or bathroom is typically 6–10 weeks on site. A full ground-floor reconfiguration with structural openings runs 3–5 months, and a whole-house renovation longer. Permits add roughly three to five weeks before site start.
