Nineties & Early-2000s Towers
Original services and compartmented layouts — genuine renovation scopes with MEP renewal

Turnkey apartment fit-out in the Sheikh Zayed Road towers — bespoke kitchens, joinery, bathrooms and full interior works, with each building’s own fit-out approval, access rules and lift bookings handled by the team building the job.
Projects we have photographed and documented in Sheikh Zayed Road, room by room. Client names and addresses are never published without written permission.
The Sheikh Zayed Road residential corridor runs from Trade Centre down past Emirates Towers to the Financial Centre — a line of towers built across three decades, from the nineties blocks near World Trade Centre to recent branded residences. What it is not is a community.
There is no master developer above these buildings and no shared set of rules between them.
That is the fact that matters on every job. Each tower has its own owners association, its own fit-out manual, its own permitted working hours, its own deposit and its own view on what may be changed. The building next door may allow something yours refuses outright.
So the first task on an SZR apartment is not design — it is reading that specific building’s fit-out requirements and designing the scope against them.
The stock is equally mixed. Older towers carry original services and a compartmented layout, and the work there is a genuine renovation: bathrooms rebuilt with new waterproofing, kitchens opened up, distribution renewed. Newer buildings are specification upgrades — bespoke joinery, stone surfaces and lighting replacing a builder-grade handover.
We survey each apartment against its own building rather than applying a corridor-wide assumption.

Smaller buildings with tighter access and their own individual fit-out manuals
Recent stock taken as specification upgrades — joinery, stone and lighting
Upper-floor units taken as whole-home fit-outs, usually with the longest approval lead time

What SZR owners commission, split roughly by how old their building is.
Strip-out and rebuild in older towers — new waterproofing, renewed distribution, reconfigured layout, flooring and joinery — taken as one permitted scope with one mobilisation into the building.
The original kitchen replaced or opened into the living space, with bespoke cabinetry, stone surfaces, proper extract and an electrical layout drawn for the new plan.
Complete rebuild with new waterproofing and concealed plumbing — the scope most often needed in the older towers, and the one buildings scrutinise hardest because of what sits below.
Wardrobes, media walls and entrance joinery made in our factory, which in a tower with restricted access means far less time and noise on your floor.
There is no shared authority along Sheikh Zayed Road — every tower has its own fit-out manual, hours, deposit and restrictions. We obtain and work to yours before the design is fixed, rather than assuming what was approved in the tower next door.
In older SZR towers the bathroom failure is behind the tile and the consequence is the apartment below. We strip back, renew the waterproofing and the concealed plumbing, and document it — which is also what the building will want to see.
Every entry into a managed tower costs approval time, lift bookings and protection. Taking flooring, joinery, wet areas and finishes as a single programme is materially cheaper here than phasing them.
There is no master developer on Sheikh Zayed Road, so approval is building-by-building: each tower’s owners association issues its own fit-out NOC against its own manual, covering scope, contractor, insurance, a refundable deposit, working hours, contractor passes and service lift access.
Dubai Municipality approval is required where the scope affects structure, wet-area waterproofing or the building envelope, with DEWA where electrical loads change.
Halo obtains the building’s requirements first and prepares every submission in-house.
We visit your apartment in Sheikh Zayed Road, walk the property with you and understand the brief, the budget and the timeline.
Dimensions, structure, existing MEP and past modifications are documented so the design starts from the property as it actually stands.
Layouts, finishes and joinery are developed into a defined scope with an itemised, line-by-line proposal you can compare and question.
NOCs, permits and DEWA coordination are prepared and submitted by our in-house approvals team before work begins.
One project manager sequences trades, materials and our own joinery factory, with staged quality inspections at every milestone.
Defects are found and closed by us, the property is cleaned and documented, and you walk through the finished work before sign-off.

The questions Sheikh Zayed Road owners ask before starting a renovation.
Your building’s own fit-out NOC first — every tower here sets its own rules, hours and deposit, because there is no master developer above them. A Dubai Municipality permit follows where the scope touches structure, waterproofing or the envelope, plus DEWA where loads change. We obtain the building manual and prepare all of it.
It depends on the building and on which walls are structural. Non-structural partitions are usually possible with the building’s approval; anything structural needs a designed scheme and a Dubai Municipality permit. We establish what is load-bearing at survey before any design is drawn.
Usually yes, provided it is a proper renovation rather than a resurface. On stock that age the value is in renewing the waterproofing, concealed plumbing and distribution while the walls are open. We survey those during strip-out and price the renewal openly rather than as a later variation.
A kitchen or bathroom is typically 5–8 weeks on site. A full apartment renovation in an older tower runs 10–16 weeks. Building approval adds two to five weeks beforehand, and varies more here than anywhere else because each tower runs its own process.
By working to the building’s permitted hours, booking lift slots, protecting and clearing common areas daily, and keeping cutting and assembly in our own factory. We also batch deliveries so the building sees a few planned movements rather than continuous traffic.
