Renovation in Arabian Ranches

Arabian Ranches was one of Emaar’s first villa communities. Most of the original villas are now about 20 years old.

The same things need work in almost every one: closed-off kitchens, dated bathrooms, ageing wiring and plumbing, and layouts that no longer suit the family.

So villa renovation is what owners here ask for most — opening the kitchen into the living room, full interior renovations, ground-floor extensions, and new gardens and pools.

Arabian Ranches Renovation FAQs

The questions Arabian Ranches owners ask us most before they start.

It depends on the villa and the scope. As a rough guide: kitchen and bathroom packages start around AED 80,000–150,000. A full interior renovation of a Palmera or Alhambra villa is usually AED 250,000 to AED 600,000. Full renovations with extensions or pool work on Saheel, Savannah or Hattan plots cost more. After a free site visit you get an itemised quote for an agreed scope, not a lump-sum guess.

Yes. Structural changes, extensions, pool work and most outside changes need a community NOC first, then a Dubai Municipality permit. Cosmetic work indoors is simpler, but anything that touches walls, wiring, plumbing or the plot needs the full process. We prepare the drawings and file both submissions for you.

A full interior renovation takes 10–16 weeks on site once the approvals are through. Extensions and pool work add to that. Approvals themselves take 2–6 weeks, depending on the scope. You get a dated schedule with your quote, and you pay by milestone as the work progresses.

In most layouts, yes. Removing the wall between the closed kitchen and the dining area is the most common change in the community. It needs an engineer's assessment, a community NOC and a DM permit — we handle all three. If the wall is load-bearing, we design the opening with proper structural support rather than talking you out of it.

Either works. Kitchen, bathroom and single-room projects can usually be done room by room while the family stays. For full renovations with structural work we recommend moving out — it is faster and cheaper. If you can't, we phase the work and seal off the rooms you are living in.
