The questions Jumeirah 1 owners ask us most before they start.
Usually yes, and it is the most common brief here — but load-bearing walls need a designed and stamped structural scheme and a Dubai Municipality permit before anything is cut. We establish which walls are structural at survey, design the support, and take the opening through the permit as part of the scope.
There is no community NOC — there is no master developer. Approval is a Dubai Municipality permit against your plot’s zoning, plus DEWA where loads change. Beach Road frontages get closer scrutiny on anything visible from the street. We prepare and submit all of it.
Scope decides it, and the range here is wide — an interior fit-out on a rebuilt house is a different project from a full renovation of an original villa with structural openings. We survey first and issue an itemised, line-by-line proposal against a defined scope with a dated programme.
Sometimes, but the plots are tight and setbacks and plot coverage usually leave little room. In most cases the better result comes from reworking the existing footprint — removing walls and enlarging glazing — and we will tell you at survey which of the two your plot actually supports.
A kitchen or bathroom is typically 6–10 weeks on site. A full ground-floor reconfiguration with structural openings runs 3–5 months, and a whole-house renovation longer. Permits add roughly three to five weeks before site start.

On plots this tight the win is structural and spatial rather than an extension — the right wall removed, the right opening enlarged. We design the change, engineer the support and take it through the permit as one scope.
There is no compound gate and no contractor yard in Jumeirah 1. Deliveries, skip placement, parking and material handling are set out street by street in the programme, because on these plots that is what decides whether the dates hold.
