The Springs townhouses are over 20 years old. Their original layouts — small closed kitchens, divided living rooms, dated bathrooms — belong to a different era of Dubai living.
The community is built from a small set of repeated layouts, so the playbook here is well established. We know it well.
The classic Springs job is the open-plan conversion: take out the kitchen wall, re-run the wiring and plumbing, and rebuild the ground floor as one connected living, dining and kitchen space. Around that, owners add new bathrooms, clever built-in storage, garden upgrades and — on end plots — extensions.

The questions The Springs owners ask before starting a renovation.
A complete open-plan conversion — structural opening, new kitchen, moved wiring and plumbing, flooring and finishes — usually runs AED 90,000–180,000, depending on the layout and the kitchen you choose. The opening itself is a small part of that; the kitchen and finishes drive the range. We quote from a site survey, itemised line by line.
In several layouts, yes. That is why the conversion needs an engineer's assessment, a community NOC and a DM permit rather than a straight demolition. Where the wall is load-bearing, we design the opening with the right structural support. This is routine work for us.
A full interior renovation takes 8–12 weeks on site once the approvals are through. An open-plan conversion on its own takes 5–8 weeks. Approvals add 2–5 weeks for structural work. You get a dated schedule with your quote.
For kitchen conversions and single-room work, usually yes, with phasing and dust control. A full renovation in a compact townhouse is genuinely hard to live through — most owners move out for 2–3 months, and the job is faster and cheaper for it. We will tell you straight at the survey.
