Gym Flooring Systems

Gym flooring is the single most specified item on a fitness project and the one most often got wrong. Rubber tile and roll for free weights, poured polyurethane for high-traffic floors, sprung and timber systems for studios, artificial turf for sled and functional lanes, and vibration isolation where the gym sits above an occupied floor. Halo specifies the build-up against the drop loads, the slab and the acoustic condition — because gym rubber flooring that is right for a ground-floor unit is not automatically right for level four.

A gym fit out usually turns a new, stripped or shell-and-core unit into a working fitness facility for the first time. A gym renovation — also described as gym refurbishment — upgrades a facility that already exists, with a new layout, flooring, finishes, services or joinery inside premises you already hold. The scopes overlap heavily and many Dubai projects are genuinely both: a strip-out back to shell followed by a full fit-out. The same fit out contractors deliver either scope; what changes is the starting condition of the unit.

As an indicative market range, a studio or boutique unit refresh in Dubai typically starts around AED 90,000, a full boutique gym fit-out falls between AED 200,000 and AED 450,000, and a full-floor commercial gym runs from AED 450,000 to AED 900,000 or more, with multi-zone clubs carrying significant wet areas above that. Those are planning figures rather than a quotation. The actual gym fit out cost depends on the floor area, the existing condition, the flooring systems each zone needs, whether the existing ventilation can carry your peak occupancy, how much changing-room and wet-area work is involved, the approvals that apply and whether the gym stays open during the works — so after the site assessment you receive an itemised proposal against a defined scope.

The programme covers survey, design and BOQ, landlord and authority approvals, procurement, construction, testing and handover. Design and approvals can often run in parallel, and the critical path is usually the approval route plus long-lead items such as flooring systems, mirrors and joinery. It depends on the zone. Free-weight and rig areas normally take heavy-duty rubber tile or roll, often with a thicker build-up or platform inlays where weights are dropped. High-traffic and cardio floors can take rubber roll or poured polyurethane. Studios take sprung or timber systems where the class type demands it, and functional lanes take artificial turf. Where the gym sits above an occupied floor, an isolation layer is added under the finish. A fitness floor generates heat, humidity and odour well beyond what an ordinary commercial HVAC design was sized for, and changing rooms need their own dedicated extract. We assess the existing plant during the site visit, then coordinate fresh-air supply, extraction and cooling against the peak occupancy and the zone types. Where the base-build plant cannot carry the facility, that is identified before the design is fixed rather than discovered when the gym is full.

Yes. Trading-gym renovations are delivered in phases or zones, with protected circulation routes, hoarding, dust and noise control, protection of finished areas and overnight or out-of-hours working where the building permits it. The right approach depends on the floor plate, the class timetable, the building rules and the agreed scope, so it is confirmed at the site assessment rather than promised in advance.

Yes. From the assessment we identify the applicable route, which can include a building-management or landlord NOC, architectural and MEP drawing submissions, fire and life-safety coordination and free-zone or authority approvals. Requirements vary by building, jurisdiction and the type of facility, so we coordinate the documentation and submissions without promising a fixed approval period before the route is confirmed.

Yes. Villa and apartment gyms, hotel fitness rooms and residential-building gyms are regular work, and the same sequence applies at a smaller scale. The constraint is almost always structural and acoustic rather than aesthetic — slab loading, the vibration path to the room below and the cooling the space actually needs. Ventilation and services are tested and commissioned, the snag list is worked through and re-inspected, the gym is cleaned, and you receive the handover pack — as-built information where applicable, warranties, operating documentation and access details — followed by a walkthrough with your team and the agreed aftercare period.

Payments are tied to defined, inspected milestones rather than calendar dates — typically design and approvals, mobilisation and strip-out, first and second fix, flooring and joinery delivery, then completion and handover. Each stage is released against work that has actually been inspected. The exact schedule is written into your proposal before mobilisation.
