Yes. Halo owns and runs its joinery factory in Al Quoz, where cores are pressed, veneers laid and balanced, edges lipped, frames made and leaves sprayed and bench-hung before they leave. A large share of the door companies in Dubai are traders importing stock leaves in stock sizes, or showrooms that place the order with a third-party workshop — which is why a problem there becomes a negotiation between two businesses. With us the survey, the manufacture, the installation and any remake sit with one company.

A pivot door turns on a pivot point set into the floor and a patch fitting in the head, rather than on hinges at the jamb. That is what lets the leaf be much wider and heavier than a hinged door, which is why almost every oversized villa entrance in Dubai is a pivot. The constraint is the floor: the pivot box has to be buried in the build-up, so the screed depth needs to be established before it is poured. If the floor is already finished it can still be done, but the options narrow, so it is worth raising at the survey rather than after tiling.

A well-built one will; a badly built one will not, and the difference is mostly invisible when the door is new. An external door spends the summer with about 45°C on one face and 22°C on the other, and a leaf that is not built for that gradient bows. What prevents it is an engineered core rather than a solid slab, veneers balanced on both faces so the two sides pull equally, properly lipped edges, and a UV-stable exterior finish. Doors into wet rooms get a moisture-resistant core and a frame detail that can stand humidity. Where an entrance is fully exposed to afternoon sun with no porch or recess, we say so and recommend a finish accordingly.

Usually only with a certified fire-rated door set. In most Dubai towers the apartment entrance door is part of the building’s fire compartmentation, so it cannot be swapped for a decorative leaf. A fire door is certified as a complete assembly — leaf, frame, intumescent and smoke seals, self-closer and rated ironmongery together — and building management, and in some cases Civil Defence, will want the documentation before they sign it off. We supply rated openings as certified sets with that paperwork, and handle the building approvals alongside it. Internal apartment doors are usually unrestricted.

A hollow-core leaf is two thin faces over a cardboard honeycomb. It is light, cheap and what most handover properties are fitted with, and it is why bedrooms in a new apartment do not sound private. A solid-core leaf has a dense engineered core, weighs several times more, and stops a great deal more sound — particularly when it is hung in a rebated frame with seals rather than swinging past a flat lining. Upgrading internal leaves to solid core is usually the cheapest meaningful acoustic improvement available in a Dubai apartment.

Typically six to nine weeks. The site visit and survey take a few days, design and quotation one to two weeks, the final measure and production drawings a few more days, manufacture in our Al Quoz factory three to five weeks, then installation and adjustment around a week. Manufacture is the critical path and it lengthens with sprayed lacquer finishes, natural veneer matching, glazing and any imported ironmongery. You receive a dated programme once the design is signed off rather than a generic duration.

Any size the opening needs, which is the main reason to have doors made rather than bought. The stock sizes traded in this market cluster around 2.1 m high, and villa openings in Dubai are routinely taller — so making the leaf is what allows a door to run to 2.4 m, 2.7 m or right up to the ceiling line without a stacked panel above it. Oversized and pivot leaves are limited in practice by what can physically reach your floor, so lift, stair and corridor dimensions are checked before the design is fixed.

Yes, and the important part is that it is designed with the wall rather than added to it. A jib door disappears only when the panelling module, the shadow gaps, the skirting return and the leaf are drawn on the same elevation, so the joint lines run straight through. The set uses a concealed frame, invisible hinges and a push-to-open or magnetic latch instead of a handle. It is straightforward when the wall is still being built and considerably more involved when the panelling already exists, which is worth knowing before the plasterers finish.

It usually comes down to what the room can give up and what the wall can take. A hinged door needs clearance for the swing, which a compact bedroom or an en-suite often does not have. A sliding door on a top-hung track needs something structural above the opening to fix to, and the leaf still stacks against the wall beside it. A pocket door disappears entirely but needs a cavity, which is simple in a stud wall and a genuine construction job in a block one. We check all three at the survey and tell you which the opening actually supports before you choose on looks.

Yes, as one set, and we recommend buying it that way. Most door complaints turn out to be frame or ironmongery complaints rather than leaf complaints — a frame fixed on foam alone that moves out of square, hinges undersized for the leaf weight so the door drops within a year, a closer that slams. Frames, linings, architraves or shadow-gap beads, hinges, locks, handles, closers, thresholds and seals are all listed as separate items on the quotation, specified against the calculated leaf weight and how often the door is used.

Usually yes. We take samples or photographs at the survey and match the profile, the finish and the handle as closely as the material allows. An exact match on a sprayed lacquer is realistic; an exact match on a natural veneer that has aged in sunlight for several years is not, because the existing timber has changed colour and will keep changing. Where a perfect match is not achievable we say so up front and propose either a deliberate contrast or replacing the visible group of doors together, rather than delivering a near-miss.

If your enquiry is a full-height glazed sliding wall onto a terrace, say so at the first call and we will route it correctly rather than quote it as joinery.

Because the room has to breathe. Almost every Dubai home uses ducted air conditioning with a supply grille in the room and a return somewhere central, usually a corridor. If the door seals to the floor, closing it cuts the return path and the room either pressurises and cools badly or the system fights itself. A standard undercut solves it. Where a door genuinely has to seal — an acoustic study, a cinema room — we plan a separate return path with the AC contractor instead of simply removing the gap.
