Book a Free Site VisitThe focal point of the space is the substantial stone-clad kitchen island and breakfast bar, featuring delicate grey veining across the worktop and waterfall end panel. The stone surface creates a clean architectural volume while providing generous preparation space and informal counter seating.
Behind the island, a full-height marble-effect backsplash continues the material language of the counter and creates a refined backdrop to the kitchen. Integrated under-cabinet lighting washes the stone surface with warm illumination, emphasising its veining while providing practical task lighting.
One of the most distinctive elements is the custom black-framed glazed display cabinetry positioned above the preparation counter. The internally illuminated shelves introduce depth and contrast against the lighter stone and neutral cabinetry, creating a sophisticated showcase for glassware and decorative pieces.
Full-height bespoke cabinetry incorporates built-in appliances and concealed storage, allowing the functional elements of the kitchen to remain visually streamlined. A contemporary dark-metal mixer and integrated sink provide a subtle contrast against the pale stone surfaces.
The island is complemented by upholstered counter stools with substantial dark timber frames, reinforcing the monochromatic detailing and transforming the kitchen into an informal social and entertaining space rather than simply a food-preparation area.

The questions Emaar Beachfront owners ask us most before they start.
A building fit-out NOC from the owners association covering scope, contractor, insurance and deposit, plus contractor access approval through the Dubai Harbour precinct. Dubai Municipality approval is additionally required where the scope touches structure, waterproofing or the envelope, and DEWA where loads change. We handle all of it.
Within limits. Replacing cabinetry and surfaces in the existing positions is straightforward; moving the sink, extract or appliance services depends on what the building allows and where the risers are. We establish that at survey so the design is drawn against what is actually possible.
A kitchen replacement is typically 4–7 weeks on site and a full apartment fit-out 8–14 weeks, depending on the joinery content. Allow two to four weeks beforehand for the NOC and precinct access, during which we are already fabricating.
Not if the scope stays clear of structure, waterproofing and building services. Where it would touch any of those we survey against the handover documentation first and record in the proposal what is safe to change, so the decision is made before work starts rather than argued afterwards.
Yes. We work to the building’s permitted hours, protect and clear common areas daily, and keep the noisiest work — cutting and assembling joinery — in our own factory. Delivery batching to booked lift slots also means fewer, shorter disruptions rather than continuous ones.

Dubai Harbour controls entry to the precinct and the building controls entry to the floor. We obtain both, book the lift slots against them and sequence deliveries to match — rather than discovering the second gate on the first morning.
Direct sea-facing daylight changes how marble, gloss and mirror read through the day. We select and present finishes with that in mind, and where it matters we look at samples in the apartment itself before the slab is cut.
Cabinetry and display units are built in our own workshop during the NOC period and installed complete. Shorter site time in a managed tower is worth more than it is anywhere else.
