Bathrooms are the hardest small rooms to plan, because every fixture has a service behind it and none of them move easily. We survey the room, find the soil stack, check the floor build-up you have to work with, then set out the layout in 3D — shower against bath, vanity width, door swing, where the towel actually hangs. Everything out, back to the slab and blockwork, then rebuilt. Waterproofing & Wet-Area Tanking

This is the part nobody sees and everybody eventually pays for. Cementitious or liquid-applied membrane, taken up the walls to the correct height, with corner bands, pipe collars and puddle flanges at every penetration. Then it is flood-tested and held before anything covers it. Most bathroom leaks in Dubai apartments are not plumbing failures — they are membranes that stopped 100mm too low or were never tested.

Tiling, Stone & Microcement

The material matters less than the setting out: full tiles at eye level, cuts pushed to the corners, floor falls that actually take water to the drain, and grout joints that line through from wall to floor. Walk-in showers are what almost everyone asks for now, and they are the detail most likely to leak if the fall, the linear drain and the glass junction are not coordinated. We build formed shower floors to falls, install linear or point drains, and template the glass on site after tiling so the panel actually fits the room rather than the drawing. Concealed cisterns with proper access, wall-hung WCs on a rated frame, shattafs plumbed correctly, thermostatic mixers, rain heads and hand showers. Vanities are made in our own Al Quoz workshop from moisture-resistant board with sealed edges, because standard furniture board in a Dubai bathroom swells within a year. Plumbing & Drainage Modifications

Hot and cold feeds, waste runs, floor drains, water pressure, and the concealed shut-off valves that mean a future repair does not involve breaking tiles. What decides your bathroom layout before style does

Two bathrooms of identical size in the same building can carry very different designs. These are the five constraints we check at the site visit, and any one of them can rule out a layout on its own.

The soil stack position

A WC has to reach the stack with adequate fall. In apartments this is usually fixed, and it is the constraint that decides most bathroom layouts before anything else does.

The floor build-up available

Level-threshold wet rooms and linear drains need depth. If the slab-to-threshold dimension is not there, the design has to change rather than the physics.

Where the extraction discharges

A fan needs a duct route to somewhere real. If the only route is into a ceiling void, the humidity stays in the room and the grout pays for it.

IP zoning for electrics

Lighting, shaver points, mirror circuits and heated rails all have zone restrictions around water. It is not negotiable and it affects where things can go.

What the building will permit

Towers restrict wet-area alterations differently, and some require inspection of the waterproofing. The permitted scope is confirmed before the design is signed off.

What Moves the Cost on Your Bathroom

Tiled area and tile specification set the baseline. After that it is the sanitaryware you choose and whether the fixtures move — relocating a WC pulls in the soil connection, the fall and often the floor build-up, and that is where bathroom budgets quietly go.

Size and tiled area

Bathrooms are priced by wall and floor square metreage before anything else. Full-height tiling costs noticeably more than tiling to a datum.

Tile or stone specification

Standard porcelain, large-format slabs, book-matched marble and mosaic sit at very different points, and the harder ones cost more to cut and lay.

Sanitaryware and brassware

The gap between a competent mid-range suite and a designer one is often larger than the gap in the rest of the room combined.

Whether fixtures move

Keeping the WC where it is saves real money. Relocating it means the soil connection, the fall and often the floor build-up all change.

Waterproofing extent

Full tanking with a flood test on a large wet room is a different scope to a shower enclosure treated on its own.

Access and building rules

Lift bookings, restricted hours, waste removal routes and water isolation windows all affect how the work has to be resourced.

How Long Does a Bathroom Renovation Take?

Three to five weeks on site for a single bathroom, six to nine weeks from signed quotation once design, selections and procurement are counted. The phases below are what we plan against. Waterproofing has a curing and testing period that cannot be compressed, and it is the one week nobody should be talked into skipping.

Phases overlap. Procurement runs alongside approvals and design, so adding the ranges together does not give you the project duration.

A written scope before demolition

Nothing comes off the wall until the scope and the itemised quotation are signed. If the substrate turns out worse than it looked — which in older Dubai bathrooms it sometimes does — the extra work is priced and approved in writing first.

A recorded flood test

The waterproofing is flooded, held and checked before tiling, and we photograph it. You get the record. It is the only evidence that the most important layer in the room was actually done.

Mobilisation, waterproofing signed off, tiling and fittings, then completion. Each release is against work you can inspect, so you are never paying substantially ahead of progress.

If the quotation just says "waterproofing", you have no idea what is going on your floor — or whether it will be tested.

As an indicative market range, a cosmetic refresh that keeps the existing tiling starts around AED 12,000. A full guest bathroom renovation typically runs AED 22,000 to AED 38,000, and a master ensuite taken back to substrate and rebuilt generally falls between AED 38,000 and AED 70,000. Large or heavily specified master suites go above that. Those are planning figures rather than a quotation. The real number depends on the tiled area, the tile or stone specification, the sanitaryware brand, whether fixtures move, how much waterproofing is involved and what your building permits — which is why we survey the room before pricing it.

On site, a single bathroom is normally three to five weeks: strip-out and first fix in the first week, waterproofing and its flood test in the second, then tiling, fittings, glass and snagging. Add design, selections and procurement at the front and the whole thing usually runs six to nine weeks from signed quotation. Imported stone or a specific sanitaryware model on back-order is the most common reason a bathroom programme stretches, which is why we fix the specification early.

What towers usually restrict is moving the WC or the floor drain, and we confirm that at the survey before drawing a layout that will not be permitted.

Usually, and it is one of the most requested jobs we do. The bath comes out, the floor is formed to falls, a linear or point drain is installed, the area is waterproofed and tested, then tiled and finished with a site-templated glass panel. Whether you can have a fully level threshold depends on the depth available between the slab and your door — where there is not enough, a very low upstand does the same job without pretending the physics are different.

Basins and showers, usually. The WC is the difficult one, because it needs to reach the soil stack with enough fall in the floor build-up you actually have.
